Here is an outline of the services that we can offer you. You can decide to take just one service or you can combine them as required.

LET AND RENT COLLECTION SERVICE



Properties South of the River

8% of rent due plus VAT (9.6% including VAT) of the rent payable for the duration of the tenancy including any renewals or extensions

Properties North of the River

9% of rent due plus VAT (10.8% including VAT) of the rent payable for the duration of the tenancy including any renewals or extensions

MANAGEMENT



6% of rent due plus VAT (7.2% including VAT) of the rent payable for the whole period you receive the management service 

  • Arrange repairs and maintenance work by independent, competitively priced contractors
  • Arrange for ground rent and service charge payments on your behalf
  • Assign one dedicated property manager
  • Rent collection
  • Arrange a professional independent inventory if required (additional cost by a third party)
  • Arrange gas and electrical safety checks as required
  • Arrange for installation of smoke detectors and carbon monoxide alarms
  • Arrange a professional clean at the commencement of the tenancy 
  • 24-hour emergency service for tenants
  • Regular property visits with photos/videos and written reports
  • Transfer of utilities
  • Organisation and negotiation of end of tenancy dilapidation claims and deposit return
  • Key holding and additional key cutting if required

VACANT MANAGEMENT



£120 per month (Including VAT)

  • 1 visit per month to check on security, check for damage, collect and redirect post
  • Arranging periodic safety checks, cleaners and contractors as needed

LET AND RENT COLLECTION SERVICE



For the avoidance of doubt, our percentage fee for the lettings service is payable for the duration of the tenancy including any renewals or extensions. The fee is paid monthly in advance.

EXAMPLE If a tenant signs a contract for 12 months at a rent of £800 pcm, the fee payable will be: £800 x 12 mths x 8% plus VAT (at 20%) = £921.60. If a tenant signs a renewal contract at a rent of £800, the fee payable will be: £800 x 12mths x 8% plus VAT = £921.60.

Tenant and Guarantor Reference Charges
£45  (including VAT) per tenant and/or guarantor reference
If you decide not to proceed with the tenancy after an offer has been accepted by you
£200 (including VAT) to cover our marketing costs
House Sitting
£80 (including VAT) per hour (applies to the management service only)
Arranging major internal or external redecoration or repair works to the Property above and beyond the day to day management requirements with a contractor estimate of over £2,000
We charge a fee of 12% plus VAT (14.4% including VAT) of the costs of the works
